get better than that but this is also another beautiful living room so you can sit here and it’s a complete contrast 1 acre plot and the gardens are simply beautiful perfectly manicured the roses are blooming you’ve actually got the river to the left and the river to the right as well and I love the feel of this I mean you’ve got that view so why wouldn’t you have everything completely open will take you outside shortly but I want to take you into the principal Suite first off so as you step down into this principal Suite it’s apparent just how huge it is you’ve got a closet here bathroom here you’ve actually got another bathroom to my right big shower freestanding bath and what a beautiful beautiful room this is and again as you wake up in the morning you’ve got this perfect manicule Garden a nice storage shed here as well and the river you can step down if you’ve got a boat you can literally be on the river within 15 seconds from getting out of bed it’s a really really unique space so now I’ve shown you the ground floor of the property let me take you [Music] upstairs so I know I mention it in every video about me having daughters and I know they would love this setup big bed to my right big bed to my left you got huge bean bags here sofa TV what a cool room if you’ve got two kids this is a perfect space this would suit my girls beautifully and of course wake up in the morning the view of the temps doesn’t get any better so in bedroom number two here you’ve actually got an on Suite to my left and then you go up a couple of steps the family bathroom here this is where the Lady of the house has her office because probably the best view I don’t know there’s so many good views from here so this is where she works so I’ve got to point out this feature you’ve got a glass inser in the floor so you can see right down really really cool I didn’t fall through so how cool is this for bedroom number three again another bed here I don’t really see this often this is an amazing opportunity if you want a property on the river with a nice garden with all the amenities close by and look at this so the house is clearly incredible but what I’m going to do now is show you the remarkable [Music] Gardens so before I take you to the main Gardens I’ve got to show you what I would consider almost the front of the property really really stunning the flowers anyway enough of that got to take you back to the house and show you those incredible Gardens so you now join me in my favorite part of any home The Gardens and for me it doesn’t get any better than this it feels like a traditional manicured English garden with the river to my right so it’s got an array of places that you can sit entertain and right at the bottom of the garden the perfect place to sit and have a cheeky glass of wine of an evening but you’ve got this TX deck which is really really good in the summer it’s like a artificial wood it’s reclaimed it’s recycled cool but it lasts forever we used to use this in America you’ve got the egg here so it’ be perfect for barbecues and what I really love on a day like today where it’s sunny pretty rare this year so far you’ve got this nice little gazebo area so I know I would sit here with my wife and kids have some breakfast out here in the morning actually this would be a really really nice spot and if you really want to entertain you could have the perfect dinner party here and I am a bit of a romantic Matt will tell you that behind the camera with my wife obviously but this would be the spot for myself and their wife to sit here have a glass of wine and enjoy the views of the river incredible so we continue walking back through this almost 1 acre plot on the river and I love these Gardens I know it’s a really odd thing to say but these are traditional English Gardens and I know the current own owners they love the garden they love all the flowers they’ve been busy this week preparing it and this is amazing it’s absolutely beautiful we’ve got another little area there under the tree where you can sit and have a tea or coffee or a glass of wine and this is a really really nice feature if you’ve got guests staff or a nanny look at this so this is the perfect Annex got a double bedroom here to my right toilet with a shower here really nice kitchen area sofa and look at this in what house anywhere in Henley or remm or wargrave would you find a view like this I think I know exactly where I would go if my wife was to kick me out of the house and you can see just to my left there’s a bridge so you as the owner of this property can actually cross this bridge and within a 15minute walk from this bridge you can be in the center of Henley which of course I’m going to take you to later but the husband the owner of the property with his wife he’s got a favorite spot in the gardens and I’m going to take you there right now so just when you think you’re at the end of the garden you’re not you’re in The Secret Garden which has got these lights so in the evening it’s really really nice barbecue up here fireplace overlooking the really nice calm River to my right and then you can hear the river to my left so for me it’s either water or Countryside in any property and this property it actually has it all so now I’ve shown you the incredible house and everything it has to offer including these beautiful grounds it’s time to take you to one of my favorite places in the world Henley onms so we can either drive to Henley or through this secret little gate and your private access to the bridge we can walk [Music] there so just to my left you can see the boat is mored up and all the way along to the end that you have full right to M as many boats as you like full time there’s also the slipway as well well for the smaller boat and then a bit around the corner if you need another one so that’s really really good to have and you can see the building on the left the Green Building nestled amongst the trees that’s the annex that I was set in but if you continue walking along here a really really beautiful walk all the way to Central Henley the huge benefit of living up this property and to be honest anywhere around Henley is the river walks and you can see just to my right the property is here and this pathway it leads all the way into Henley it’s really green to my left and then you’ve got the gorgeous River to my right if you want to de-stress in my opinion it doesn’t get any better than [Music] this so I’ve just casually made my way up the river on the boat and it’s taken me a couple of minutes to get here Hobs of Henley to my right the angel behind me the bridge just to my left and we’re actually setting up as you can see for the rat at the moment what a way to show you the area didn’t have to get in my car didn’t have to walk hopped on the boat and Henley is right behind me so I’m now heading further up the river and you’ve got the iconic Leander club to my right and you can see everything is being set up now for the rata and the Henley festival and I think Nicole schirtzinger is actually the headliner this year and to my left now I’ve got some beautiful houses on the river but we’ve also got Phyllis Court private members Club gym it’s a really really incredible Place actually so I am spoiled for Choice today A beautiful property inside and out and now I get to enjoy everything Henly asked to offer I’m going to hop off the boat now and take you to the town center so you now join me in the bustling Market town of Henley and this has
