【歪な土地に建つ家】土地面積約70坪の敷地に純和風住宅、好きな人にはハマります(京都府宇治市・中古住宅のご紹介)

Hello everyone I’m Hassy, a real estate YouTuber. Thank you for your help today. We received a request from Kyoshin Real Estate to photograph a used house in Uji City, Kyoto Prefecture. Thank you, President Ikegawa, for your continued support. The house we are introducing this time has a land area of approximately 70 tsubo.

The building was built in 1991 and is a purely Japanese-style house with a total floor area of approximately 132m². Although the land shape is triangular and distorted, the floor plan does not make you feel that. Please click here on the top right for price information and sales conditions.

That’s why today we have Byodoin Phoenix Hall. We would like to introduce a pure Japanese-style house with a land area of approximately 70 tsubo from Uji City, Kyoto Prefecture. Thank you for watching until the end. Well then, let’s go! This is a used house that we would like to introduce to you today.

It’s 33 years old. The land area is about 70 tsubo, and the house is built on a somewhat unique piece of land facing two roads. First, I would like to introduce the south side. There’s a sign here that says, “No vehicle traffic ahead.” The road on the south side

Seems to be quite wide. It is about 3.9m long and if you go to the back, cars will not be able to pass. Barricades (guard pipes) are included. So, it is designed in such a way that only pedestrians can pass through. And on the south side, there is a slight slope like this,

And the building is built on top of a retaining wall. The further east this block goes, the lower it gets, so you enter the premises through this entrance approach. This is on the south side Next, regarding the road on the north side, the width is approximately 5 meters.

The height difference on the north side is the highest. The distance between it and the road is quite high. The house is built on top of a retaining wall like this. There are stairs here, so you can also use these stairs to go up into the premises.

And this time there’s a parking lot. This is what it looks like. The retaining wall has raised the floor, so it looks like a basement. If you open the shutter, it looks like this. If you open it like this There is a large parking space underground If you open it up,

It’s about 2.3m between these pillars. There is enough space to park two cars, and the distance from the protruding rebar (steel frame) to the floor is about 2m10, so you can park even tall cars. The inside is quite spacious like this. Buildings are constructed using reinforcing bars (steel frames) to support them.

It’s around here. Please put a shelf somewhere. Isn’t it possible to have your car serviced? Sometimes a bike I also think it would be perfect as a space to put away outdoor goods. Also, the faucet is also connected, so I wonder if it’s possible to wash a car inside this building?

I’m a bit worried about the drainage, so that’s a problem. Water is now available for use. This concludes the outside introduction. I would like to enter the premises immediately. Please open this gate. Sounds good In front of the approach to the entrance The garden space is just like a Japanese garden.

Please come in First, there is a large pine tree towering over you on your left. This area has also been pruned in preparation for the sale. And on the right hand side, there is a garden space with large stones piled up. This area has also been carefully pruned, so it looks very nice.

This is the approach to the entrance. It’s a pretty cool garden space. And this is the garden space that you can see from the entrance. It’s very admirable, isn’t it? It’s designed so that it can’t be seen from the outside. This time it is built on a retaining wall,

So there is a difference in road height, so it doesn’t seem like it will be seen from the road that much. There is a faucet here If you want to water your garden, you can use this faucet to water your garden. This is just the south side.

The passage on the south side is also narrow. The houses are spaced apart so there will be plenty of sunlight. And here it is It will be the space on the west side. This place is also shaped like a delta and is very wide. here The ground is covered with “grass” and gravel,

But it feels quite squishy when you step on it. The further west we go, the more The difference in height from the road I introduced earlier will be higher, so it will be at a height that will prevent people from entering. I honestly don’t think the view from the road is a concern.

And this is what the garden space looks like from the west side. Children running around It’s so spacious that you can even let your dog run free. This is the building I think the gas was originally turned off. We have an electric water heater here.

It seems that the building itself is being constructed to be “all-electric.” There is also a faucet here, so it seems like you can have plenty of time for your children to play in the pool. Just over here There is another gate on the north side. If you open this,

It will be the one I introduced earlier. There are stairs to get down to the parking lot. Next is the east side of the building. You can pass through here, and if you go inside, there is a corrugated board like this on the east side, and you can do your laundry here.

It is a space where you can dry your clothes. This one is also quite spacious. I’m here so you can leave your room. There is a staircase made of blocks. This will be on the east side. A little bit about sunlight. There’s a building built here, so it’s blocking the sun a little.

Still, there is plenty of sunlight coming in. If you make good use of these areas, you might be able to enjoy your home vegetable garden. So, we’re sorry for the long wait. I will quickly introduce you to the rooms that interest me. Let’s go then I see The entrance is quite wide.

There is no shoe rack this time, but there is enough space even if you put it there. It has a very wide entrance. The ceiling height is also very high. And it is a purely Japanese style building that matches the garden I introduced earlier. I think you’ll really get the feeling

When you see this kind of Makabe. And here it is. There is a step in front of you, so if you use this, it will be very easy to climb up. That’s why I asked you to come in first. Let me open this sliding door on your right.

There are 6 tatami mats here, but in terms of size, The room is about 7 tatami mats in size. It is a Japanese-style room. There are four shoji screens here. This side is the south side. It is connected to the garden that I introduced earlier. So, I think you can

Look at this garden and feel the four seasons. It is a 7-tatami Japanese-style room. very wide Then, as soon as you enter, open it with one hand on your left. There is also a closet space. Comes with a middle shelf It feels a little wider than a normal half-jo closet. This Japanese-style room

Is a truly authentic Japanese-style room, with a nageshi wall around it and all the pillars made of solid timber. It is a truly magnificent Japanese-style room. There’s another door here If you open this, you will see the item I introduced earlier. east side

This is a window leading to a space (connected to the side) where you can hang out your laundry. Here’s one more thing There are four doors on the north side. This has a very Showa retro feel. It’s a sliding door. Please open this This is a Western-style room with approximately 6 tatami mats.

It has been renovated to resemble a living space. I can’t help but wonder if there were Japanese-style rooms here and there. Currently, it can be used as a Western-style living room. And there’s also a sweeping window here. You can now go out into the garden that I introduced earlier,

And when you open it, there is a staircase made of blocks that is taller than this, so you can go down. Masu behind the living space It has a storage space of about 1 tatami mat and is made of sliding doors. It has a pillow shelf on top

And a middle shelf on the bottom, so you can store a lot of things. And there’s another one There is a sliding door here that is the same as the one we opened earlier, so open it. This is The dining and kitchen space is about 9 tatami mats.

By the way, this rail part is new like this, making it very easy to open. So, the person I introduced earlier is an old-fashioned person. It looks like this That being said, it’s not that it’s difficult to open or close, it’s quite smooth. But this one is new. The opening and closing itself

Feels even smoother. It was just a small point. This is a dining kitchen space of about 9 tatami mats. The image shows a dining table in the front and a system kitchen behind it. This time it looks like it’s all electric, so this kitchen is also equipped with an IH cooking heater.

There’s no dishwasher this time. The kitchen itself is made by Takara Standard. The rest is here There is a window on the north side. The width of this bay window is also quite deep, so I feel like it would be possible to store seasonings etc. in this area.

If you look from the back, you will see a dining kitchen like this. By the way, there is no lighting in the back. I seem to be using a remote control around here. I couldn’t get it on because the battery was dead. Continuing There is a door next to the kitchen.

Please open this It is connected to the hallway that leads to the entrance. Go out here and go to your left. There is a storage space under the stairs. It’s quite deep as well. It’s a type with a middle shelf, so I think you can put a lot of things in it.

This is the hallway space. At the end of that corridor If you open this door, you will see a toilet space. This toilet is for men and there is a unisex toilet Panasonic’s Ara Uno behind it. That’s why it’s shaped like a hand washing station on the front.

It says it comes with something specifically for men. It might be a bit of a bummer, though, as it will require a little more cleaning. If you think about the scattering It might be good to divide it like this. And here There was another door If you open it This is

There is a bathroom vanity in the back. There is a small window on the north side. There is a trick here though. If you open this, it will be the one I introduced earlier. Western garden space and You can also access the parking lot. By the way, you can also

Leave your washing machine here, so please take your laundry out through the back door. It looks like you could also dry it out in the garden space mentioned earlier. This is a little unusual 3 door This is a unit bath. We have a 3.3m² type. If you look up,

You’ll see that it looks like indirect lighting. There is also a bathroom heater and dryer. By the way, it’s electric. The bathroom is also quite relaxing. Although it is an electric water heater, it also seems to have a reheating function. It feels quite unusual around here

Return to the hallway space for a moment. Next to the bathroom is a sliding door at the back. If you open it, you will find a storage space of about 3 tatami mats. There are about 3 tatami mats, so it’s quite spacious. I was wondering if it could be used as a study,

But it kind of looks like an image. It’s boarded up like this Does a storage space really fit the image? Well, it will be somewhere near the kitchen. Wouldn’t this be the perfect space to stock up on some daily necessities? And there is another sliding door in this storage space.

Here, please open it. This is a Japanese-style room space of approximately 6.7 tatami mats. Really this too It has become a full-fledged Japanese-style room. It’s the same as the room I was in earlier, and I was spinning around with long presses like this. All the pillars are made of solid wood. This one

The space that opens with double doors is a Buddhist altar space, so please store it in the back like this. You can now store the Buddha here. Also, the alcove in this area is really nice. Also, this is the window on the south side, but it’s a yukimi shoji screen.

When you open it, it looks like this Like this When you lift the snow-viewing screen, You can now see the garden that I introduced at the beginning. So, just like the Japanese-style room that I introduced first, you can enjoy the four seasons in this room as well.

For those who like this kind of Japanese-style room, this may be a very good place to live. After all, a room like this is very relaxing. And there’s another sliding door over here. If you open it It is connected to the entrance that I introduced first.

So the first floor is now more than that. Continuing I’ll show you the rooms on the second floor. These stairs seem a little steep. It’s not really urgent though. If you go to a newer building, it feels a little steep. And if you go up,

You can put a washing machine here as well. When you go up, it will look like this. There are quite a lot of doors I climbed the stairs first this first door If you open it There is also a toilet space on the second floor. This time it’s an INAX product.

There is a small window on the north side There is also a shelf on top so you can store toilet paper etc. And this door in front If you open it, This is On the first floor, there is a storage space of about 3 tatami mats,

The same size as the one we introduced. Looks like you can put a lot of things there. This house also has a fairly large waist-high window, so it gets plenty of sunlight, and since it’s built on a retaining wall, it’s higher than the surrounding houses, so it looks something like this…

There are no tall buildings and the view is very good. This is what it looks like when you look from the back. This is a Western-style room space of about 8 tatami mats. This is also very large, and this is the window on the south side.

There is also a window on the west side. After noon The western sun is coming in This room may be quite hot. There is also a window on the south side. Here you can open it. There is a fairly large balcony on the south side. However, the building is about 33 years old.

This place is not flat. It’s a little higher up so it might be more convenient to have a step stool. Yes, I’ll raise this a bit. The south side looks like this The south side too There are no big buildings and the houses are spaced apart,

So I think the view is very nice. The sunshine is definitely good Looks like you can dry a lot of laundry. By the way, there was also a washing machine storage area on the second floor. Do you feel like if you were to do your laundry on the second floor,

You would be able to use this balcony? There is also a fairly large door here, and when you open it, This is not very deep considering the size of the door. Well, it seems like you can put enough luggage in there. Probably at the top of the stairs? It’s a little raised here

It’s a Western-style room that looks like that. This is connected to a room about 3 tatami mats in size. Please open this door. It is connected to the hallway space from earlier. In that vein, would you like to open this door as well? If you open this sliding door, This is

It’s a Western-style room about 8 tatami mats in size, but what is this? (lol) Was there some kind of shrine? There’s a space built with a hinadan like this. I can’t really call it a tokonoma though. I’m not sure if I can call this a tokonoma, but… I don’t know

If it was added later, but it has a dais like this. I have a little space like this here. It seems like you can put away unused shoji screens and fixtures. So, I said it’s 8 tatami mats, but it’s actually 8 tatami mats including this space, so

If you go by the actual effective size, it’s likely to be a little narrower. This is the window on the east side. It’s just this room This is how it has an “in-plus” double sash. I don’t understand why only this part has a double sash. Soundproofing and also… moisture proofing?

I think those aspects have been improved. Also, this is about half a tatami mat of storage space. There is also a door bag on the top. And this sliding door It won’t open for a while This way? Here, let me open it. This is a 6-tatami Western-style room on the south side.

It was a very beautiful Western-style room. There are windows on the south side and on the west side. It’s located on the east side. The window is shaped so that you can go out onto the balcony. And to the south There’s a window I guess you’re using “in-plus” here as well.

This one also has a double sash with the same Inplus. The room is very bright as sunlight enters from the west and south sides. There’s another door here, so It connects to the corridor we were in earlier. You can enter from the hallway without going through this room. If you are

Concerned about the traffic here, the flow line is such that you can close it off and use it. So the above is in Uji City, Kyoto Prefecture. The interior of a purely Japanese-style house with a land area of 70 tsubo. So, what did you think? The appeal point of this home is that

Although the land is distorted, it matches the large site area and Japanese-style architecture. Manicured south side garden Plus a play area for children There is also a large space for your dog to run around. The road is a two-way road,

But there is a difference in elevation so you don’t have to worry about line of sight. In addition, there is space between the buildings, so all rooms have good ventilation and sunlight. The garage space is recessed so you can easily park 2 cars, so it’s nice that your car won’t get dirty.

The facilities inside the building are old, but they have been renovated in key areas so it doesn’t seem like it will require much maintenance. My personal favorite room is Authentic Japanese room on the first floor A place where you can enjoy the seasonal changes in the garden seen from Yukimi Shoji

Looks very comfortable especially on sunny days By the way, transportation 12 minutes walk to JR Kokura Station It’s a 10-minute walk from Kintetsu Iseda Station, so it’s not bad for access, and there are plenty of pharmacies and supermarkets, so it’s a perfect living environment. 1.
